Yes, contact them. The owner of the home signed a mortgage paper called "Assignment of Rents". If the owner does not pay the mortgage, they must at least send in the rent they collect. Otherwise they are skimming the rent. Call the lender and ask if they want you to pay directly to them. They will be thrilled to hear from you. they may even give you a discount. One guy got a $500 bonus if he left the house clean when he moved out after the foreclosure.

The property mgmt is not paying the mortgage company the payments you have been paying. Personally i would call the mortgage company to see if they have been getting payments. First of all, just explain that you are receiving mail for so & so, but you rent the house & pay thru a prop. mgmt co. Go from there to see if it is delinquent. The mgmt co sounds like they are stashing the rent, do you pay in cash? check? make sure you have all receipts to prove you are renting.

Call a local title company. if you are in a state where the info is public (eg Calif) they will tell you who holds the note. then you can call them. but they often wont tell you. definately talk to the property manager. if they dont do their best to find out they will be liable to you for damages.
that is your best approach.
