The occupant can stay in the house the whole time and they can buy it back durring that year if they find the financing. If they can't find financing in that year only then can they actualy get booted from the house. A whole year mortgage payment free, not a bad deal to get back on your feet. Forclosures look pretty bad on credit though and unless they have a ton of equity almost no mortgage company will help. Hope that answers your question.
